Hi guys,

I've decided to sponsor QSS as part of my advertising for Mackay Permanent Building Society (MPBS).

I'm the Branch Manager here at the Raintrees branch, at Raintrees Shopping Centre in Cairns.

MPBS offers all the same things you'll find at your local bank, including Home Loans, Personal Loans, Business Loans, Term Deposits, Everyday Transaction Accounts and Savings Accounts.

haha. We have just announed a new home loan special which i'll be putting up details of tomorrow. 12 months discounted variable rate. Cheapest in the market at the moment as far as our marketing guys are aware. Keep you posted.

ok cool. whenever you're ready, come in and see how you go. we can do pre-approvals, so you know how much you can borrow before you start looking around. makes it easier then.

they might be young but its whether they can afford to keep their homes thats the problem!! Banks have been repossessing homes at a record rate!! So yes young people are buying homes but the find out real quick how things can go pair shaped when the interest rates rise!!

I think the problem with the rise in reposessions is not solely based on the rise of interest rates. Interest rates are still lower now than they were 15/20 years ago. its the price of property, and also the introduction of mortgage brokers who will get the deal done, no matter what. They don't care if the house is reposessed, they still get their commission.

Financial institutions will only delegate a certain amount of your weekly wage to go towards loans/debts. The more you earn, the higher the percentage they think you can afford to pay.

Some institutions are fairly conservative with the amount they will lend. It makes more monetary sense for an institution to keep a clients home loan, as the interest is where the profit comes from. Its not in their best interest to have a house reposessed say 3 years into a 30 year loan, because that's 27 years of interest they miss out on. Some banks will lend higher to get the deal through, and they are the ones that find they have more reposessions

Having said that, the way house prices are at the moment, it is true, it is much harder to afford a house these days. Most young famililes will be forced to look at a unit/duplex instead of a house now.

I'm not saying its because of interest rates that homes are being repossessed i'm saying that when interest rates go up like they have 4 or 5 times this year it puts more stress on people because you have to come up with an extra 50-100 or more a month and that takes it toll!! How are you going Naze anyway?? How goes the tank??

If you wouldn't mind, could we also utilise this thread for general advice on financial questions relating to housing/car loans? In particular the terminology used by banks to sell thier loans, and any tips on which way in your opinion you think the housing market is going to go....? My biggest problem when looking into housing loans is the wording, not just related to banking, but in all areas.. Such as statements like "Cheapest^ Homeloans in North Queensland, borrow up to $300,000* at an interest rate of 6.49%˜, 7.31% comparison rate²".

There are all these extra characters within the wording which has you going back and fourth to understand the statement in its entirety. As you say a broker is only chasing his commission, I know this from my first personal loan. $400 brokerage fee for a 3000 loan. All they did is supply me a phone number?

yeah, it definately hurts when interest rates rise, but then again, you can take a loan up to 15 years fixed interest, so you won't have to worry about any increases for virtually half the life of the loan, in which time, you'll have heaps of equity in it to recast the loan over a longer period and keep your payments the same. I would recommend to anyone to take a fixed rate loan if they are worried about interest rates going up for sure. The tank has new engine mounts. didn't end up bolting through them as you suggested mate. I'm going to solid mount when these ones break i've decided. New tyres next week, so she'll be ready for cruising again next week. Can't wait!! smile.gif

cantthinkofone.. any questions you have mate, ask away, and i'll do my best to answer them. I can't really speak for competitors offers, but I can explain what some things mean if they aren't clear. I got stung 800 bucks by a broker for a 8 grand loan, so i know the frustrations that can be had when dealing with some people in the industry.

Probably true but our financial situation is good, Mat has no debt, its people who "want everything now" that get stuck I would think. Better for us to get in now then wait till later.

My advise is get in there NOW cause the prices just keep going up,I bought 3 years ago and ive made $30000 each year just on land value.so i just think of it as im getting paid and extra $30000 a year biggrin.gif

hey guys, if there is anyone in the market for a home loan at the moment, or looking to refinance, we have a special going for the month of october, and maybe extended beyond that.

12 month discounted variable rate of 6.89%.
after 12 months, it switches to our loyalty variable rate (currently 7.9%), and then drops by 0.05% per year for 3 years.

Hey Naz l want to come in next week and open an account
l was with Pioneer Permanant BS but they were bought by BOQ so f*&k Bank of Qld
Does it look like MPBS will be there for the long run or could you end up affiliating with another bank over time?
Anyway l will be in next week to open an account and get some interst rates cause lm going to sell this house after christmas and buy another and Wizard havent been real good lately since Scott the principal moved to Townsville
